The median single-family home price in The Woodlands, Texas was $601,000 in September 2026, up about 1.9% from $590,000 in September 2025, according to HAR.com. 87 homes sold, compared with 89 a year earlier, and the typical home spent 20 days on the market. The average sale price rose a bigger 9.8%, from $741,665 to $814,563, mostly because more higher-priced homes sold this September.
In this September 2026 market update, Teresa Lee, REALTOR® and life coach with Empowerment Realty Team at Keller Williams, walks through what changed in The Woodlands, how it compares with Greater Houston, what it’s like to live in the Village of Sterling Ridge, and what it all means for buyers and sellers. The full transcript is below.
What happened to home prices in The Woodlands in September 2026?
The median home price in The Woodlands, Texas in September 2026 was six hundred one thousand dollars. About six oh one. A year ago, in September 2025, it was five hundred ninety thousand, so that’s up about two percent. Eighty-seven homes sold in The Woodlands in September, and the typical home spent about twenty days on the market.
Now, as always, the median is only part of the story, so stay with me and I’ll walk you through what’s really going on.
I’m Teresa Lee, with Empowerment Realty Team at Keller Williams here in The Woodlands. I’ve been a Realtor here since 2005, and I’m also a life coach, so my job in these updates is to give you the real numbers and then help you figure out what they mean for your decision. All of today’s numbers come from HAR, the Houston Association of Realtors, for single-family homes. And this month we’re also taking a closer look at one of the villages: Sterling Ridge.
Why did the median price change in September?
So let’s talk about that median. It went from five hundred ninety thousand last September to six oh one this September. That’s up about two percent. Two percent. A small, steady gain.
Here’s the thing about The Woodlands. We’re a market of about a hundred sales a month. When that few homes sell, the median can swing a lot depending on which homes sold. A few big sales in Carlton Woods or along the Waterway can push it up, and more starter homes pull it down.
So I always check the average price right next to it. The average sale price in The Woodlands this September was eight hundred fourteen thousand, five hundred sixty-three dollars. About eight fifteen. Last September it was about seven hundred forty-two thousand. That’s up almost ten percent. Nearly ten percent. Both went up, which is good news. But the average jumped much more than the median, which usually means more of the bigger, higher-priced homes sold this time. So values didn’t rise ten percent. The honest read is steady to a little higher.
You can see the pattern in the month-by-month medians this year. About six fifteen in January. Five ninety-four five in February. Six ninety in March. Six sixty-four in April. A peak near seven thirty in May. Six ninety-five in June. Six eighteen in July. Five ninety-four five in August. And six oh one in September, right around where August landed. Spring is when the bigger family homes sell, and fall usually runs calmer. Last fall the median sat between five sixty-five and five ninety, so this is right on pattern.
Are homes still selling fast in The Woodlands?
The typical home in The Woodlands sold in about twenty days in September. Twenty days. Last September it was twenty-one. So homes are selling at almost exactly the same pace as a year ago.
On sales, eighty-seven homes sold this September, compared with eighty-nine last September. Just two fewer. And for the year, through September, The Woodlands had nine hundred thirty-seven sales, compared with nine hundred sixty-three over the same months last year. Only about three percent fewer, so the year is pretty steady.
And buyers have more to choose from. HAR is showing about six hundred forty-five homes for sale in The Woodlands right now. Six hundred forty-five. If you divide that by the hundred or so homes that sell here in a typical month, that’s my estimate of roughly six and a half months of supply. About six months is what we call balanced, so we’re balanced, leaning a touch toward buyers.
How does The Woodlands compare to the rest of Houston?
Let’s zoom out to Greater Houston. HAR’s September report came out on October fourteenth. Across the Houston area, seven thousand thirty single-family homes sold in September. That’s down five point seven percent from last year. The Houston median price was three hundred twenty-five thousand dollars. Three twenty-five. That’s essentially flat from a year ago. Houston has about five and a half months of inventory, and homes there took about fifty-eight days to sell.
So how do we stack up? Our median in The Woodlands is a lot higher than Houston’s, which is no surprise. The bigger difference is speed. Twenty days here versus fifty-eight days across Houston. Homes in The Woodlands are still selling in about a third of the time.
Mortgage rates are part of the story too. HAR reported the average thirty-year fixed rate at six point eight six percent in September. Six point eight six. A year ago it was six point three five, and HAR says higher rates are part of why Houston buyers eased off a bit.
What’s it like to live in Sterling Ridge right now?
Each month I’m taking you into one village, and this month it’s Sterling Ridge. Sterling Ridge is on the southwest side of The Woodlands, in the 77382 zip code, along Woodlands Parkway and Kuykendahl Road. It reached build-out around 2005.
HAR counts about four thousand three hundred single-family homes in the Village of Sterling Ridge. The typical home there was built around 2005, it’s about thirty-three hundred square feet, and it sits on a lot of about ten thousand square feet. HAR shows a median market value of about seven hundred twenty-nine thousand dollars. About seven thirty. The value range runs from roughly three hundred fifty thousand up to about one point two seven million. Right now there are about fifty-one homes for sale in Sterling Ridge, and almost as many for lease, about fifty-four.
For schools, Sterling Ridge is in Conroe ISD. HAR lists Tough Elementary, The Woodlands High School and The Woodlands College Park High School for the area, but zoning depends on the street, so always check the exact address with Conroe ISD. For taxes, the rates HAR lists for the village add up to about one point eight four percent. That’s my rough math, and it varies by home. For commuting, you’re close to the Grand Parkway. Depending on the time of day, the drive to the ExxonMobil campus is about twelve to twenty minutes, and downtown Houston is about forty to fifty minutes.
It’s quiet and green, with lots of trees, Terramont Park, the hike and bike trails, and the Sterling Ridge Village Center for errands. Here’s who I think it suits: families who want an established home with a real yard, newer than the older villages, and good access to the Grand Parkway. Who it might not suit: if you want to walk to the Waterway and Town Center, or you want brand-new construction, or your budget is under about three fifty, you’ll find more options elsewhere.
What does this mean if you’re buying in The Woodlands?
If you’re buying in The Woodlands, fall is a good season to be looking. There are about six hundred forty-five homes to choose from, fewer buyers are out shopping once school starts, and the sellers who list in the fall usually have a real reason to move. That means more room to talk about price, repairs or closing costs.
Here’s my coaching side coming out. More choices can make it harder to decide, not easier. So before you tour, write down your top three non-negotiables. School zone, commute, a yard, a single story, whatever matters most to your family. Then set a budget you’re truly comfortable with at today’s rate of about six point eight six percent, not just the number a lender approves.
Balanced doesn’t mean slow for every home. The well-priced, move-in-ready homes in The Woodlands still go quickly. When you find the one that checks your three boxes, be ready to act.
What does this mean if you’re selling in The Woodlands?
If you’re selling in The Woodlands, pricing is still everything. Buyers are comparing your home to about six hundred forty-five others. A home that’s priced right and shows well still sells in a few weeks. A home priced for last spring tends to sit, and a price cut after thirty days usually costs you more than pricing it right on day one.
Fall also brings the holidays, so think about timing. If you’d like to be settled before the end of the year, getting on the market sooner gives you more time to negotiate calmly.
And as a coach, I’ll ask you what I ask every seller: what’s your why, and what’s your timeline? Moving for a job, being closer to family, downsizing after the kids move out. Your answer tells us how firm to be on price and which terms matter most. Sometimes the best offer isn’t the highest number. It’s the one that fits your next chapter.
What should you do next?
So here’s your September 2026 recap for The Woodlands. The median price was six oh one, up about two percent from five ninety a year ago. The average was about eight fifteen, up almost ten percent, mostly because more higher-priced homes sold. Homes sold in about twenty days, there are about six hundred forty-five homes for sale, and we’re in a balanced market. And Sterling Ridge is an established, wooded village with a median market value around seven thirty.
