Seller Concessions Reach a New US Peak

Lately, I’ve been seeing a real shift in how sellers and buyers are coming together at the closing table—even beyond what we’ve grown used to these past few years. In the rolling 3-month period ending Mid-Q3, sellers gave concessions in about 45% of U.S. home sales. That’s the highest share at this point in the year since at least 2020, up from around 43% a year ago. What does this mean, especially for families here in The Woodlands? With more inventory on the market and less competition for each home, buyers are gaining leverage—not just in price negotiations but in how deals are structured.

Concessions like help with repairs, closing costs, or mortgage-rate buydowns are showing up more often. These options can make a real difference for buyers, especially those weighing the true cost of moving. Now, it’s not just about price cuts. Sellers are competing by offering closing-cost credits and rate buydowns, giving buyers more flexibility and creative ways to lower their entry costs. Nationally, about 16% of homes sold in Mid-Q3 included both a price reduction and a concession—another pathway for buyers to get their foot in the door.

After over twenty years working with local families and seeing every twist this market can throw at us, I know that understanding these trends is the first step toward making the right call—whether you’re hoping to buy, sell, or just want to chat about how these shifts might affect your plans here in The Woodlands.
