The median single-family home price in The Woodlands, Texas was $594,500 in August 2026, down from $710,000 in August 2025, according to HAR.com. 101 homes sold, compared with 119 a year earlier, and the typical home spent 19 days on the market. The drop in the median is mostly about which homes sold this month, not a collapse in values: the average sale price fell a much smaller 4.6%, from $810,202 to $772,919.
In this August 2026 market update, Teresa Lee, REALTOR® and life coach with Empowerment Realty Team at Keller Williams, walks through what changed in The Woodlands, how it compares with Greater Houston, and what it means for buyers, sellers and renters. The full transcript is below.
What happened to home prices in The Woodlands in August 2026?
The median home price in The Woodlands, Texas in August 2026 was five hundred ninety-four thousand, five hundred dollars. About five ninety-five. That’s down from seven hundred ten thousand in August of last year. One hundred and one homes sold in The Woodlands in August, and the typical home spent about nineteen days on the market.
Now, before anybody panics about that price drop, stay with me, because the story is a lot calmer than that headline number.

I’ve been a Realtor here since 2005, and I’m also a life coach, so my job in these updates is to give you the real numbers and then help you figure out what they mean for your decision. Every month I’ll walk you through the latest numbers for The Woodlands, what changed, and what it means for buyers and sellers. All of today’s numbers come from HAR, the Houston Association of Realtors, for single-family homes.
Why did the median price drop so much?
So let’s talk about that median. It went from seven hundred ten thousand a year ago to five ninety-four five this August. That’s a drop of about sixteen percent. Sixteen percent.
Here’s the thing about The Woodlands. We’re a market of about a hundred sales a month. When that few homes sell, the median can swing a lot depending on which homes sold. If a lot of starter homes and smaller homes close in one month, the median dips. If a handful of bigger homes in Carlton Woods or along the waterway close, it jumps.
The way I check that is to look at the average price right next to it. The average sale price in The Woodlands this August was about seven hundred seventy-three thousand dollars, compared with about eight hundred ten thousand last August. That’s down four point six percent. Under five percent. So values softened a bit, but nowhere near sixteen percent. The mix of homes that sold changed a lot more than the value of your home did.
You can see it in the month-to-month numbers too. This year the median in The Woodlands was around six hundred ninety thousand in March, peaked near seven hundred thirty thousand in May, and has eased back through the summer: six eighteen in July and five ninety-four five in August. That’s a pretty normal late-summer pattern. Spring is when the bigger family homes sell, before the school year.
Are homes still selling fast in The Woodlands?
Yes, the good ones are. The typical home in The Woodlands sold in about nineteen days in August. Nineteen days. Last August it was sixteen. So a little slower, but still quick.
Sales volume was lower. One hundred and one sales this August versus one hundred nineteen last August, so about fifteen percent fewer homes changed hands. Year to date, The Woodlands has averaged a little over a hundred sales a month.
And there’s more to choose from. HAR is showing roughly six hundred forty homes for sale in The Woodlands right now. If you divide that by the hundred or so homes that sell here in a typical month, that’s roughly six months of supply. Six months is what most of us in the business call a balanced market. Not a seller’s market, not a buyer’s market. Balanced.
How does The Woodlands compare to the rest of Houston?
Let’s zoom out to Greater Houston for a minute. HAR’s August report came out on September ninth. Across the whole Houston area, 7,100 single-family homes sold in August. That’s down eleven and a half percent from last year. The Houston median price was three hundred thirty thousand dollars, down one and a half percent. Houston has about five point three months of inventory, and homes there took about fifty-four days to sell.
So two things stand out for The Woodlands. First, our homes are selling much faster than the Houston average. Nineteen days here versus fifty-four days across Houston. Second, the higher end of the market is holding up. HAR said homes over a million dollars across Houston saw only a two percent dip in sales, much less than the middle of the market. The Woodlands has a lot of homes in that upper range, and that’s part of why our market feels steadier than the headlines.
Mortgage rates are part of the story, too. HAR reported the average 30-year fixed rate at six point six seven percent in August. Six point six seven. That’s about where it was a year ago.
What does this mean if you’re buying in The Woodlands?
If you’re buying in The Woodlands, this is the most breathing room buyers have had in a while. More homes to choose from, a little more time to decide, and sellers who are more open to a conversation about price or repairs, especially on homes that have been sitting past that three-week mark.
Here’s my coaching side coming out. When buyers have more options, the risk isn’t moving too fast. It’s getting stuck. I see it all the time: a buyer tours twenty homes and still can’t decide, because they never got clear on what actually matters to them. So before you tour, write down your top three non-negotiables. Commute, school zone, a yard for the dog, whatever it is. That list will save you weeks.
And the well-priced, move-in-ready homes in The Woodlands are still going fast. Balanced doesn’t mean slow for everything. If you find the one, don’t assume you have a month to think about it.
What does this mean if you’re selling in The Woodlands?
If you’re selling in The Woodlands, pricing is everything right now. Buyers have choices, and they’re comparing your home to the other six hundred or so on the market. A home that’s priced right and shows well still sells in a few weeks. A home that’s priced for last spring sits, and then it needs a price cut, and a price cut after thirty days usually costs you more than pricing it right on day one.
The other thing I’d tell you as a coach: get clear on your why and your timeline before you list. Are you moving for a job, for family, to downsize? Knowing that helps us decide how firm to be on price and what terms matter most to you. Sometimes the best offer isn’t the highest number.
Should you rent or buy in The Woodlands right now?
I get this question a lot, so here’s the quick version. HAR shows the average rent on homes listed for lease in The Woodlands at about thirty-two hundred seventy dollars a month. On a home at this month’s median price, five ninety-four five, with ten percent down at today’s rates, your principal and interest would be about thirty-four hundred forty dollars a month. That’s before property taxes and insurance, which add a real amount here in Montgomery County.
So on the monthly payment alone, renting is cheaper right now. But you don’t build any equity renting, and your rent can go up every year. It really depends on how long you plan to stay.
