The Best Time to Buy a Home in 2026

Every year, I pay close attention to those moments when the market truly tilts in favor of buyers. For 2026, that sweet spot is projected to fall between September 27 and October 3. During this window, buyers could see an impressive 31.9% more active listings than at the start of the year, and 13.3% more compared to an average week—meaning more choices, with less of the usual scramble.

Prices, too, are expected to be 3.5% below their seasonal peak. For a median-priced home near $416,000, that could mean a potential savings of about $14,000. Competition is likely to be noticeably lighter—historically, about 30.1% less than the annual high—and homes may linger on the market around 64 days. That extra breathing room can make all the difference, whether you're a first-time buyer or looking for the right fit for your next chapter.

Having helped hundreds of families navigate these important decisions in The Woodlands, I know how valuable it is to have time and options on your side. With inventory on the rise and demand softening, early fall may offer the widest selection, while later fall could bring more price flexibility. If you’re weighing your options, know that the right timing can truly empower your move.
